Wishing you and your family all the best this Thanksgiving season. After a pleasant, warm September, October has arrived with cooler temps and more of the wet stuff. Since May 1st of this year the local real estate market continues to outperform 2013. So far this year 6,778 homes have sold, an increase of 7.4 % over 2013. Meanwhile new listings were up 8.3 % and inventory, homes for sale at the end of September, were up 2 %. As well, the average price of a detached home year to date is $ 271,775 up 4.1 % over 2013, while the average price of a condo is $ 181,827 up 2 %. There are two possible explanations for the current strength in the local real estate market. One, fear of another harsh winter as predicted by the Farmers almanac has everyone trying to buy before the weather changes. Or secondly, the local economy has strengthened combined with pent up demand. I tend to believe the second scenario over the first although it is clear from this and other years that the weather can affect when buyers venture out to make their next purchase. In other local real estate news there has been talk of bringing in a new municipal land transfer tax. Toronto has one which adds about $300 million to the city’s budget annually. Such a tax would instantly add an additional cost of about one to two percent to the cost of home ownership. Generally these kinds of taxes dampen economic activity so I am not too excited about it. You may want to check out what your local councillor thinks of this issue before you vote in the upcoming municipal election.
